The research in brief

Finance of America Reverse is the consensus leader for a general FHA-insured HECM comparison, named by 5 of 6 platforms at an average listed position of 2.0 and a best position of 1. Mutual of Omaha Reverse Mortgage (5 mentions, 2.2 average) and Longbridge Financial (5 mentions, 2.8 average) are the strongest alternatives for distinct buyer needs: Mutual of Omaha for published fee detail and in-house servicing, Longbridge for education-first service and no monthly servicing fees. All Reverse Mortgage, Inc. is the best fit for borrowers who want a reverse-mortgage-only lender with an online comparison tool. Six platforms were studied — ChatGPT, Claude, Grok, Perplexity, Kimi, and Gemini — using one standardized prompt sent once to each. The principal limitation: platform mentions reflect ranking-discovery naming, not verified loan pricing, and no lender-specific rate or total-cost quote was independently verified for any entity.

1. Finance of America Reverse

Questions explored

  • Is Finance of America Reverse worth it for a general HECM, and what are its main drawbacks?
  • What should a buyer verify about Finance of America Reverse's servicing and state availability before choosing it for a HECM?

Finance of America Reverse ranks first because it was named by 5 of 6 platforms at an average listed position of 2.0, with two platforms placing it first. It is the only entity in this study that multiple platforms described as the largest or top HECM originator, and its evidence bundle is the broadest in the set.

Why it ranked here. Platform mentions (5) tie it with Mutual of Omaha and Longbridge, but its average listed position (2.0) is the best in the table, and its best position is 1. Platforms naming it were Claude, Gemini, Kimi, ChatGPT, and Perplexity; Grok did not name it during ranking discovery.

Best suited for. Homeowners 62+ seeking a standard FHA-insured HECM for retirement liquidity, income supplementation, or mortgage payoff; borrowers who value a large national reverse-mortgage specialist; borrowers comparing HECM options alongside proprietary products for higher-value homes.

Main strengths for this use case. Reported scale is the headline: approximately $22.1 billion of reverse-mortgage funded volume from 2018 through 2025 and a 30.2% HECM issuance market share in 2025, both company-reported figures supported by cited industry data [53]. A separate platform reported 481 HECM loans closed in June 2026 with 23.3% market share year-to-date [241], and 22.2% share in 2024 [275]. The HECM offering includes fixed- or variable-rate structures supporting lump-sum, monthly-disbursement, or line-of-credit strategies, subject to FHA rules [95]. Customer-satisfaction signals include an A+ BBB rating and a 4.7 Trustpilot rating based on thousands of reviews as of summer 2026 [172]. The company also completed a $5.2 billion acquisition of roughly 20,000 HECM loans from PHH/Onity in June 2026, expanding its servicing platform [292].

Main limitations. Public materials do not establish that Finance of America consistently offers the lowest HECM rate, margin, or total cost [53]. Digital capability is limited: one platform cited a 2026 review noting that homeowners cannot apply entirely online [209]. State exclusions were reported as of February 2024 covering Alaska, Arizona, Delaware, Iowa, Illinois, Minnesota, Montana, North Dakota, New Jersey, Rhode Island, and South Dakota [142].

2. Mutual of Omaha Reverse Mortgage

Questions explored

  • Is Mutual of Omaha Reverse Mortgage worth it for a standard HECM, and what are its main drawbacks?
  • Which HECM lender publishes a fee schedule a buyer can compare against competing Loan Estimates?

Mutual of Omaha Reverse Mortgage ranks second with 5 platform mentions, an average listed position of 2.2, and a best position of 1. It is the only entity in this study whose evidence bundle includes a retrieved official fee schedule.

Why it ranked here. It ties Finance of America and Longbridge on mentions (5) but sits behind Finance of America on average position (2.2 versus 2.0). Platforms naming it were Claude, Gemini, Kimi, ChatGPT, and Perplexity.

Best suited for. Borrowers prioritizing an established, high-volume HECM lender; homeowners seeking a standard FHA-insured HECM for retirement liquidity; borrowers who want to compare a published lender fee schedule against competing Loan Estimates or Good Faith Estimates.

Main strengths for this use case. Volume leadership is well documented across platforms: independent industry reporting states Mutual of Omaha led HECM endorsements in calendar year 2025 with 5,740 loans [245], and it led with 423 endorsements and 21.5% market share in May 2026 [251]. The company did $4.2 billion in reverse-mortgage volume across 4,500 transactions over a 12-month period [250]. It is a full-service lender that originates and services reverse mortgages in-house, unlike competitors who may sell loans [303]. Customer-satisfaction signals include 80% five-star Trustpilot ratings [214] and an A+ BBB rating for transparency, truthful advertising, and complaint response [214]. The published January 2025 HECM fee schedule lists an origination formula capped at $6,000, a default appraisal fee of $595 with a stated typical range of $500–$1,275, a $104.85 default credit-report fee, document-preparation fees of $196 generally or $296 in Texas, and a $24.95 MERS registration fee [43]. Existing Mutual of Omaha customers can qualify for a $1,000 closing cost credit [214].

Main limitations. Rate non-disclosure is the most consistent criticism: the company does not post HECM interest rates online, requiring phone contact for quotes [214]. One platform noted that a 2026 independent review found the lack of basic information on the website makes rate comparison difficult [148]. Geographic exclusions apply: available in 49 states excluding New York and West Virginia [214], with the SecureEquity jumbo product available in only 25 states [214]. Reverse-mortgage phone support runs 11 a.m. to 9 p.m.

3. Longbridge Financial

Questions explored

  • Is Longbridge Financial worth it for a general HECM, and what are its main drawbacks?
  • Which HECM lender charges no monthly servicing fees and offers an education-first process?

Longbridge Financial ranks third with 5 platform mentions, an average listed position of 2.8, and a best position of 1. It is the only entity in the top three that one platform placed first overall.

Why it ranked here. It ties the top two on mentions (5) but has the highest average listed position among them (2.8). Platforms naming it were Claude, Gemini, Kimi, ChatGPT, and Perplexity.

Best suited for. Homeowners 62+ seeking a standard FHA-insured HECM for retirement liquidity; borrowers who want to compare lump-sum, tenure, term, or line-of-credit proceeds; borrowers who value access to both retail and advisor-supported reverse-mortgage processes.

Main strengths for this use case. Longbridge specializes exclusively in reverse mortgages, which one platform described as supporting deeper product knowledge than generalist lenders [137]. It reported originating and servicing over 57,000 loans [35] and accounted for 12.3% of reverse-mortgage market originations in 2024 [213]. It states no monthly servicing fees on HECM loans, which one platform described as improving long-term affordability versus competitors charging roughly $35 per month [169]. Third-party ratings include an A+ BBB rating and a MOR RVO2 ranking from DBRS Morningstar citing experienced management, comprehensive underwriting practices, and technology investments [213]. One platform reported a 4.8–4.9 Trustpilot rating [283]. The company guarantees loan closing within 45 days of application for standard HECMs [169]. It offers both standard HECM and HECM for Purchase, plus the proprietary Platinum product for higher-value homes [30].

Main limitations. Pricing is not the differentiator: one platform reported that Longbridge offers a fractionally higher fixed interest rate and higher closing costs than the average reverse-mortgage lender [222], and that borrowers focused on minimizing rates may find stronger pricing from larger, higher-volume lenders [169]. Traditional HECM is stated as unavailable in Hawaii [78]. Customer-review evidence is mixed: ConsumerAffairs reported a displayed 1.8 rating based on 11 reviews [222], while other sources describe positive service attributes. The proprietary Platinum product is available only in select states and is not FHA-insured [30]. No independently verified current HECM production-volume ranking was found in the sources reviewed [28].

Pricing or cost summary. No verified Longbridge-specific public quote, rate sheet, margin, or complete fee schedule was identified; pricing confidence was rated low in the ChatGPT bundle.

4. All Reverse Mortgage, Inc.

Questions explored

  • Is All Reverse Mortgage, Inc. worth it for a general HECM, and what are its main drawbacks?
  • Which HECM lender lets a buyer see real-time rates and ZIP-code closing costs before providing an SSN?

All Reverse Mortgage, Inc. ranks fourth with 5 platform mentions, an average listed position of 4.0, and a best position of 1. Two platforms placed it first, but others placed it lower, producing the widest rank spread in the top five.

Why it ranked here. It ties the top three on mentions (5) but has a materially higher average listed position (4.0). Platforms naming it were Claude, Gemini, Grok, Kimi, and Perplexity.

Best suited for. Borrowers who want a reverse-mortgage-focused lender rather than a general mortgage bank; borrowers who value online education, side-by-side HECM comparisons, and an initial estimate through ARLO; borrowers located in one of the states where the company currently reports licensing.

Main strengths for this use case. The ARLO calculator provides real-time rates, ZIP-code-accurate closing costs, and FHA MIP estimates without requiring an SSN or credit pull [47]. The company is a HUD-approved direct lender with NMLS #13999 and HUD Lender #26031-0007, BBB-accredited since 2008 [44]. It has specialized in the HECM program for more than 20 years [49]. One platform reported an A+ BBB rating with zero complaints filed in the three-year period covered by two independent reviews as of early 2026, approximately 100 five-star BBB reviews, and BBB Torch Ethics Award finalist status for at least three years [300]. Another platform reported zero CFPB complaints as of 2025 [138]. The company operates as both a direct lender and a licensed broker, an unusual dual structure [138].

Main limitations. Geographic availability is the most consistent limitation: the company's licensing page reports authorization in 13 states — Arizona, California, Colorado, Florida, Georgia, New Jersey, North Carolina, Oregon, Pennsylvania, South Carolina, Texas, Virginia, and Washington [51]. One platform reported a discrepancy, with some 2026 directories citing 13 licensed states and others citing 15 [174]. One ConsumerAffairs review cited an initial origination quote of $900 rising to $5,200 at closing without advance notice [219]. Independent evidence does not establish that the company is a leading national HECM-volume lender; an April 2025 originator report placed it at rank 14 for that month [291]. The jumbo reverse product is proprietary and does not carry FHA insurance or the same fee caps and consumer protections as HECM [44]. .

5. South River Mortgage

Questions explored

  • Is South River Mortgage worth it for a HECM refinance, and what are its main drawbacks?
  • Which HECM lender should a borrower choose if they are replacing an existing reverse mortgage?

South River Mortgage ranks fifth with 4 platform mentions, an average listed position of 5.25, and a best position of 4. It is the highest-ranked entity that no platform placed first.

Why it ranked here. It was named by 4 of 6 platforms (Claude, Gemini, Grok, Kimi) at an average listed position of 5.25, behind the four entities with 5 mentions each.

Best suited for. Homeowners 62+ who want a dedicated reverse-mortgage lender to quote a standard FHA-insured HECM; borrowers evaluating a HECM refinance or payoff of an existing mortgage; borrowers located in a state where South River confirms current licensing and HECM availability.

Main strengths for this use case. HECM refinance specialization is the clearest differentiator: the company explicitly markets HECM refinance capability and was identified by Money.com as a top choice for borrowers already holding HECMs considering refinancing [148]. Roughly 80% of the company's business was through HECM loans per 2023 HousingWire reporting [252]. It transitioned from an FHA-approved broker to a direct HECM lender [252], and its president Tyler Plack holds active FHA Direct Endorsement underwriting certification [58]. One platform reported a 319% year-over-year volume increase in 2024 after the direct-lender transition [254]. Reported average closing time is 26 days [54]. One platform reported an average HECM rate of 5.88% for June 2026, described as among the lowest in independent reviews [148].

Main limitations. Pricing transparency is weak: no specific fee schedule was found on the website, and the company directs borrowers to contact loan officers for details [148]. Geographic availability is limited and inconsistently reported: one 2026 review says 28 states, while other reports indicate up to 39 [148]. Marketing-practice complaints are documented: one verified customer complaint described solicitation resembling a tax form targeting older people, and other complaints mention unsolicited letters about unused equity reserves [217]. One platform reported 18 BBB complaints in the prior three years, mostly about sales and advertising [140]. Customer-satisfaction figures vary by source: BBB displays 4.43/5 from 53 reviews, while an independent comparison reported 3.79/5 and 76% positive reviews using data reviewed in December 2025 [198].

6. Fairway Independent Mortgage

Questions explored

  • Is Fairway Independent Mortgage worth it for a standard HECM, and what are its main drawbacks?
  • Which HECM lender should a buyer choose if fast closing and in-person branch access matter most?

Fairway Independent Mortgage ranks sixth with 4 platform mentions, an average listed position of 5.75, and a best position of 5. It is the highest-ranked entity with no first-place placement and the lowest average position in the top six.

Why it ranked here. It was named by 4 of 6 platforms (Claude, Gemini, Kimi, Perplexity) at an average listed position of 5.75, the highest average in the top six.

Best suited for. Homeowners 62 or older seeking a standard FHA-insured HECM for retirement liquidity; borrowers who want lump-sum, line-of-credit, monthly-payment, or combined disbursement options; borrowers comparing a national lender with local Fairway reverse-mortgage professionals.

Main strengths for this use case. Closing speed is the standout: one platform reported a 15-Day Close initiative for HECM loans with historical closings in 17 days or less [279], and another reported the fastest closing times among reviewed lenders at 17 days average [231]. Branch access is unusual in this category: over 700 branches nationwide, serving all states except Alaska and West Virginia [205]. Customer-satisfaction scores are strong: Fairway ranked highest in mortgage origination satisfaction in the 2023 J.D. Power study with a score of 776 [204] and scored 772 out of 1,000 in the 2025 J.D. Power U.S. Mortgage Origination Satisfaction Study, above average [276]. It holds an A+ BBB rating with 2,000+ reviews averaging 4.96 out of 5 and a 4.95 out of 5 rating on Zillow [149]. It has no minimum credit score requirement for reverse mortgages [149]. Fairway ranked #1 in HECM for Purchase endorsements nationally in 2022 [151].

Main limitations. Rate transparency is the most consistent criticism: Fairway does not publish HECM rates or fees on its website, requiring contact with a representative [220]. HECM volume concentration is modest: as of May 2026, Fairway held 1.88% market share among top 100 HECM retail lenders with 37 loans and 279 year-to-date, down 42.19% month-over-month and 38% year-to-date [134]. Loan-officer specialization is thin: approximately 500 loan officers can originate reverse mortgages, with roughly 25 specializing exclusively in HECMs, and as of 2018 most loan officers closed one HECM every three to four months [235].

7. HighTechLending Inc

Questions explored

  • Is HighTechLending Inc worth it for a standard HECM, and what are its main drawbacks?
  • What should a buyer check about HighTechLending's regulatory history before choosing it for a HECM?

HighTechLending Inc ranks seventh with 3 platform mentions, an average listed position of 6.33, and a best position of 2. Its best position of 2 is the highest among entities ranked seventh through tenth.

Why it ranked here. It was named by 3 of 6 platforms (Claude, Gemini, Grok) at an average listed position of 6.33. Its best position of 2 reflects one platform placing it second.

Best suited for. Homeowners 62 or older seeking a standard FHA-insured HECM for retirement liquidity, debt payoff, or a reverse-mortgage line of credit; borrowers who want to compare a reverse-mortgage-focused lender with other national HECM lenders; borrowers in states where HighTechLending confirms current licensing and HECM origination availability.

Main strengths for this use case. The company publishes core HECM fee formulas: initial MIP of 2%, annual MIP of 0.5% of the outstanding balance, an origination fee formula of the greater of $2,500 or 2% of the first $200,000 plus 1% above, capped at $6,000, and servicing-fee caps of up to $30 for annually adjusting or fixed-rate HECMs and up to $35 for monthly-adjusting HECMs [24]. It identifies itself as NMLS #7147 and operates under the American Senior and American Senior Lending names [21]. One platform reported HousingWire naming it the country's 10th-largest provider of HECMs in 2025 [238], and another reported it ranked 10th in HECM endorsement volume nationally in 2024 and 2023 [254]. Customer-review signals are strong on some platforms: a 4.92 average from 13 BBB reviews [192], a 4.8 rating from 53 Birdeye reviews [165], and a 4.95/5 rating on Zillow across 100+ reviews [298]. It offers adjustable-rate HECMs with tenure, term, line-of-credit, modified tenure, and modified term payout options [24].

Main limitations. A state enforcement action is the most material limitation: in 2017, the Washington State Department of Financial Institutions charged HighTechLending with deceptive reverse-mortgage advertising that downplayed foreclosure and default risks [130]. No current interest rates are published, so rate competitiveness cannot be compared without direct contact [24]. One platform reported that historical industry analysis characterized it as a higher-fee lender in mortgage databases [272].

8. GoodLife Home Loans

Questions explored

  • Is GoodLife Home Loans worth it for a standard HECM, and what are its main drawbacks?
  • Which HECM lender has the highest customer-review scores but limited state availability?

GoodLife Home Loans ranks eighth with 3 platform mentions, an average listed position of 6.33, and a best position of 4. It ties HighTechLending on mentions and average position but has a lower best position.

Why it ranked here. It was named by 3 of 6 platforms (Grok, Kimi, Perplexity) at an average listed position of 6.33, with a best position of 4.

Best suited for. Homeowners 62+ seeking a standard FHA-insured HECM for retirement liquidity; borrowers who want a lender focused primarily on reverse mortgages; borrowers in one of the states where GoodLife currently offers reverse mortgages.

Main strengths for this use case. Customer-satisfaction signals are the strongest in the lower half of the ranking: 4.9 out of 5 stars across 423+ Trustpilot reviews with 97% five-star ratings, with the company responding to each review [305]. One platform reported that CNBC Select noted higher customer-service ratings than Finance of America, which had 73% five-star reviews [210]. Volume and growth are documented: GoodLife is the nation's fourth-largest HECM originator, endorsing 1,344 HECM loans in the year ending July 2025, and was the fastest-growing HECM lender among the top 10, increasing volume by 66% while growing market share from 3.4% to 5.2% as of September 2025 [242]. It is the direct-to-consumer retail division of Traditional Mortgage Acceptance Corporation, a Ginnie Mae approved MBS issuer since 2015 [287]. Its team includes loan officers with the Certified Reverse Mortgage Professional designation [288]. One platform reported that GoodLife had the lowest adjustable rates on average for 2021 among reverse-mortgage lenders with 200+ loans based on HUD data [9].

Main limitations. Geographic availability is limited: one platform reported 40 states plus Washington D.C., excluding Alaska, Hawaii, New York, Massachusetts, Missouri, Nevada, North Dakota, Utah, Vermont, and Wyoming [210], while another reported 38 states for standard HECM [14] and a third reported approximately 40 states with 35 for direct-to-consumer sales [287]. The company is not authorized by the New York State Department of Financial Services [18]. Pricing transparency is weak: no publicly standardized 2026 HECM rate and fee schedule was verified [9].

9. Northwest Reverse Mortgage

Questions explored

  • Is Northwest Reverse Mortgage worth it for a general HECM, and what are its main drawbacks?
  • Which HECM option should a buyer choose if they want a broker to compare quotes from multiple lenders?

Northwest Reverse Mortgage ranks ninth with 3 platform mentions, an average listed position of 7.33, and a best position of 3. It is the only entity in the ranking that operates primarily as a broker rather than a direct lender.

Why it ranked here. It was named by 3 of 6 platforms (Gemini, Grok, Kimi) at an average listed position of 7.33, the second-highest average in the table.

Best suited for. Borrowers who value a local, reverse-mortgage-focused broker and individualized guidance; homeowners comparing standard FHA-insured HECM payment structures, including lump sum, monthly advances, and a line of credit; borrowers willing to obtain and compare a written quote against larger lenders or other brokers.

Main strengths for this use case. The broker model is the core differentiator: one platform reported that Northwest can pull quotes from Finance of America, Longbridge, and others to find the best deal [310], enabling comparison shopping across multiple HECM originators without duplicate applications. It specializes exclusively in reverse mortgages [114]. One platform reported no NMLS actions or notable lawsuits over the last five years [148]. Customer reviews are described as overwhelmingly positive, with clients praising a transparent, consultative approach [310]. One platform reported a 4.7/5 Trustpilot rating and an A+ BBB rating [179], and another reported a 4.8/5 Birdeye rating from 32 reviews [310]. It was named "Best for Comparison Shopping" by Money in September 2026 [178]. The owner, Jeff Foody, has more than two decades of reverse-mortgage industry experience [115].

Main limitations. Geographic coverage is the most consistent limitation: licensed in 28 states, excluding 22 or more [148]. No specific current rate quotes were located, and the company website references competitive rates without publishing actual APR or margin data [125]. No independently verified annual HECM volume, endorsement count, or market share was found [116]. The company was established in 2019, making it a relative newcomer versus legacy players [115]. The broker model introduces an intermediary layer, meaning less control over loan approval timelines and conditions than a direct lender [310]. One platform could not confirm whether Northwest Reverse Mortgage is an FHA-approved HECM originator and stated that buyers must confirm NMLS ID and HUD approval [154].

10. Guild Mortgage

Questions explored

  • Is Guild Mortgage worth it for a standard HECM, and what are its main drawbacks?
  • Which HECM lender should a buyer choose if they want physical branch access and a broad reverse-mortgage product suite?

Guild Mortgage ranks tenth with 2 platform mentions, an average listed position of 3.5, and a best position of 3. It is the only entity in the ranking named by just two platforms, but its average listed position of 3.5 is the third-best in the table.

Why it ranked here. It was named by only 2 of 6 platforms (Claude, Kimi), which places it last under the ranking rule that prioritizes platform mentions first. Its average listed position of 3.5 and best position of 3 are both strong, reflecting that the platforms that did name it placed it high.

Best suited for. Homeowners who want to compare a national mortgage company with physical branch access and a broad HECM feature set; borrowers seeking a standard FHA-insured HECM refinance, line of credit, scheduled payments, or lump-sum option; borrowers whose local Guild reverse-mortgage loan officer can demonstrate competitive pricing, relevant HECM experience, and acceptable servicing support.

Main strengths for this use case. Branch access is unusual in this category: 740 branches in 46 states, lending nationwide except New York [212]. Customer-satisfaction scores are strong: Guild ranked above average on J.D. Power's 2025 mortgage servicer and mortgage origination customer satisfaction surveys and came in second in the servicer surveys [211], and holds an A+ BBB rating [211]. One platform reported a 4.97/5 Zillow rating on 42,000+ reviews [277]. Product breadth includes FHA-insured HECMs, HECM for Purchase, HECM refinance, and proprietary jumbo options up to $10 million under the Flex Payment Mortgage line [244]. Adjustable-rate HECMs offer five payment options and allow future draws, while fixed-rate HECMs are distributed as a single lump sum with no future draws [106]. One platform reported Guild was named "Best for Low Rates" by Money Magazine in September 2026 with a 5.78% average HECM rate for June 2026 [148]. It acquired Cherry Creek Mortgage, a top 10 HECM lender, expanding its reverse-mortgage capabilities [152].

Main limitations. HECM volume is modest relative to the top three: Guild took the fifth spot in August 2026 rankings [255], and in July 2026 was fifth with 66 endorsements, while Mutual of Omaha had 377 and Finance of America had 498 [239].

What this study reveals

Questions explored

  • What does a six-platform AI consensus study reveal about how HECM lenders are recommended?
  • Which HECM lenders appear across the most AI platforms, and what does that pattern mean for buyers?

Three patterns stand out from the 10 qualifying entities and 6 platforms.

First, the top of the ranking is dense. Four entities — Finance of America Reverse, Mutual of Omaha, Longbridge, and All Reverse Mortgage — were each named by 5 of 6 platforms, an 83.3% share. The separation between them comes almost entirely from average listed position (2.0, 2.2, 2.8, and 4.0 respectively), not from how often they were named. A buyer comparing these four is comparing placement emphasis, not consensus breadth.

Second, the middle of the ranking is where platform disagreement concentrates. South River Mortgage and Fairway Independent Mortgage were each named by 4 platforms, and HighTechLending, GoodLife, and Northwest by 3 each. Guild Mortgage was named by only 2 platforms but at an average position of 3.5 — the third-best average in the table. That combination means Guild's low rank reflects narrow naming, not poor placement by the platforms that did name it. .

Where the AI Platforms Agreed

Questions explored

  • On which HECM lender attributes did all six AI platforms agree?
  • Which HECM lenders did multiple platforms describe as high-volume or market-leading?

Agreement clustered around four points.

HECM program mechanics are uniform. Every entity bundle that discussed costs repeated the same FHA program structure: 2% upfront mortgage-insurance premium, 0.5% annual mortgage insurance on the outstanding balance, origination fees capped at $6,000, mandatory HUD-approved counseling, and continuing borrower responsibility for property taxes, homeowners insurance, and maintenance [92]. No platform disputed these figures.

The 2026 HECM lending limit is consistent. Multiple bundles cite the 2026 nationwide HECM maximum claim amount at $1,249,125 for FHA case numbers assigned January 1 through December 31, 2026 [260].

Non-recourse protection and no prepayment penalty are treated as standard. Platforms consistently described FHA HECM non-recourse protection limiting repayment to the home's value and the absence of prepayment penalties [227]. .

Where the AI Platforms Disagreed

Questions explored

  • Where did the AI platforms disagree about HECM lenders, and what should a buyer do about it?
  • Which HECM lender claims were contradicted across platforms?

Disagreement was material and concentrated in five areas.

Market-share and volume figures conflicted for several entities. Mutual of Omaha was reported at "over 22%" share in 2024, 21.5% in May 2026, and second place in 2026, with the cause unclear [251]. Fairway was reported at 5.4% share in June 2026 by one platform [241] and 1.88% share with a 42% month-over-month decline in May 2026 by another [134]. GoodLife was reported as the fourth-largest HECM originator by one platform [242] and as unverified in volume by another [210]. South River was reported as 4th largest by one platform [54] and as having no independently verified volume data by another [154].

Rate positioning conflicted. Longbridge was described as offering rates as low as 4.5% by one platform [202] and as having fractionally higher fixed rates and higher closing costs than average by another [222]. Fairway was reported at 5.98% average by one platform [148] and 7.03% by another [265].

How to compare your options

Questions explored

  • What should a buyer check before choosing a reverse mortgage lender for a general HECM?
  • Which HECM lender should a buyer pick if they need a specific state, property type, or servicing arrangement?

The ranking identifies which lenders AI platforms name most often and place highest. It does not identify which lender will give a specific borrower the best rate, the highest proceeds, or the best servicing experience. Buyers should treat the ranking as a shortlist and then run a written comparison.

Start with state and property eligibility. Several ranked entities have documented geographic limits: Finance of America reported exclusions in 11 states as of February 2024 [142]; Mutual of Omaha is available in 49 states excluding New York and West Virginia [214]; Longbridge states traditional HECM is unavailable in Hawaii [78]; All Reverse Mortgage reports licensing in 13 states [51]; GoodLife is not authorized in New York [18]; Northwest is licensed in 28 states [148]; Guild does not lend in New York [207]; HighTechLending excludes New York [21]. Confirm eligibility before investing time in a quote. .

Methodology

This index was produced from a single standardized research prompt sent once to each of six AI platforms on 2026-09-29. The prompt described a homeowner age 62 or older with significant equity in a primary residence, exploring a reverse mortgage to convert equity into cash without a monthly mortgage payment, who had not yet narrowed a specific loan structure and wanted to understand which lenders are generally best regarded across pricing, product selection, and service quality for a standard FHA-insured HECM.

Platforms included: ChatGPT (gpt-5.6-luna, native search), Claude (claude-haiku-4-5-20251001, native search), Grok (x-ai/grok-4.3, server tool search), Perplexity (perplexity/sonar, native options), Kimi (moonshotai/kimi-k2.6, web plugin), and Gemini (gemini-3.5-flash, native search). The configured platform count of 7 is provenance metadata only; exactly 6 platforms were studied.

Eighteen unique entities were named across platform responses. Ten qualified under the eligibility rule requiring a name from at least two platforms. The final ranking order is based on platform mentions, then average listed rank, then best listed rank, and is reproduced without recalculation.

Platform mentions count only platforms that named the entity during ranking discovery. They do not measure how many platforms later completed a fit assessment. All included platforms evaluated fit, but the mention count reflects ranking-discovery naming only.

Citations in this article are platform-reported evidence, not independently verified facts.

Research limitations

One prompt, one run. The study used one standardized prompt sent once to each included platform. AI answers can vary by date, wording, location, account state, model, interface, browsing configuration, and the sources retrieved. A repeat run could produce different names, different orderings, or different fit assessments.

Platform recommendations are market intelligence, not customer reviews. A high ranking means multiple AI platforms named and placed an entity highly. It does not mean the entity offers the best rates, the best service, or the best outcomes for any specific borrower. Platform recommendations are not independent customer reviews or proof of quality.

Pricing evidence is incomplete across the entire set. No entity had a verified borrower-specific HECM rate or total-cost quote. Several entities publish no rates or fees at all. Where pricing figures appear, they are company claims, historical figures, or platform-reported averages that may not reflect current market conditions.

Volume and market-share figures conflict. Multiple entities had contradictory volume or share figures across platforms, as detailed in the disagreement section. These conflicts were preserved rather than resolved.

Identity and domain issues were flagged. The evidence audit noted unresolved conflicting official domains for Finance of America Reverse and Fairway Independent Mortgage, an unverified exact-name fallback for HighTechLending, and a failed official-site retrieval for Northwest Reverse Mortgage.

The consensus assessment

Finance of America Reverse is the consensus leader for a general FHA-insured HECM comparison, with 5 of 6 platforms naming it at an average listed position of 2.0 and a best position of 1. Its reported HECM scale, nationwide availability subject to state exclusions, and broad product menu support the placement, but its public evidence does not establish pricing superiority, and its servicing complaints and limited digital application capability are material caveats.

Mutual of Omaha Reverse Mortgage is the strongest alternative for buyers who want a published fee schedule to benchmark against competing Loan Estimates, with reported 2025 HECM endorsement leadership and in-house servicing. Longbridge Financial is the strongest alternative for buyers who prioritize education-first service and no monthly servicing fees on HECM loans. All Reverse Mortgage, Inc. is the best fit for borrowers who want a reverse-mortgage-only lender with an online rate and cost comparison tool, subject to its 13-state licensing footprint.

South River Mortgage, Fairway Independent Mortgage, HighTechLending Inc, GoodLife Home Loans, Northwest Reverse Mortgage, and Guild Mortgage each serve narrower buyer situations: HECM refinance specialization, fast closing and branch access, published fee formulas, high review scores in served states, broker-based comparison shopping, and physical branch access with a broad product suite, respectively.

No entity in this study should be selected on ranking position alone.

Frequently Asked Questions

Which reverse mortgage lender is best for a general HECM in 2026? Finance of America Reverse ranks first in this six-platform consensus index, named by 5 of 6 platforms at an average listed position of 2.0. Mutual of Omaha Reverse Mortgage and Longbridge Financial are the next two, also named by 5 platforms each.

How many platforms were studied? Exactly 6: ChatGPT, Claude, Grok, Perplexity, Kimi, and Gemini. The configured platform count of 7 is provenance metadata only and is not the number of platforms studied.

What does "platform mentions" mean in the ranking table? It counts only platforms that named the entity during ranking discovery. It does not measure how many platforms later completed a fit assessment.

Do these lenders publish HECM interest rates online? Most do not. Mutual of Omaha does not post HECM rates online [214]. Fairway does not publish HECM rates or fees on its website [220]. Guild does not list HECM rates online [170]. All Reverse Mortgage generates pricing in real time through its ARLO tool without requiring an SSN [47]. HighTechLending publishes fee formulas but not current rates [24]. .

Study limitations

  • Recommendation counts measure mentions during the ranking stage. Later fit assessments do not increase those counts.
  • Some evidence identifiers refer to individual platform responses rather than independently verified sources.
  • Source URLs came from AI platform responses and were not independently validated during report preparation.
